Our let only service provides landlords with a tenant find service that is unrivalled. You will benefit from the same marketing exposure as our managed landlords and we’ll carry out the referencing and paperwork necessary to allow you to move your new tenant in. We’ll work with you to setup the tenancy ready to hand over on moving in day. There are additional services available to our let only landlords such as the registration of deposits or the preparation of an inventory. Be sure to discuss your requirements with one of our representatives as early as possible.
We highly recommend that all landlords opt to benefit from a complete inventory service, including check-in, check-out, giving a detailed description of the condition and contents of the property. Without this, your chances of success in any arbitration proceedings are unlikely.
Deposit Protection Service
We offer a government-authorised protection scheme that securely holds your tenant’s deposit for the duration of the tenancy. This service is a cost option for our Let-Only Clients.
Gas Safety Certificate
In line with current legislation, we work with various gas engineers to commission gas safety certificates that are compulsory for all rental properties.
In the UK it is not a legal requirement to complete electrical checks on rented properties. However, all landlords across the UK have an obligation and duty of care to ensure the property and it’s electrical system is safe, so an electrical check is recommended. We can arrange to carry out electrical testing at your property on request.
Smoke Alarms & Carbon Monoxide Detectors
Since 1st October 2015, private sector landlords have been required to ensure that at least one smoke alarm is installed on every storey of a rented property, and that a carbon monoxide alarm is installed in any room which contains a solid fuel burning appliance. Landlords are also required to ensure that such alarms are in proper working order at the start of each new tenancy.
Energy Performance Certificate (EPC)
Every property needs to comply with government guidelines and have a current EPC and we can help you with arranging this.
Furniture and fire regulations

Client Money Protection Scheme
Through membership of the CMP (Client Money Protect) Scheme we are able to provide our Landlords with the added security of knowing, any money we hold on their behalf, is protected. Although not a legal requirement in the industry our Landlord’s benefit from up to £25,000.00 (per claim) worth of cover that protects the money we hold, on a Landlord’s behalf, in this fully insured scheme.
